This grand Annex masterpiece of a house features a completely re-imagined renovation with thoughtful design and exceptional build execution. The renovation was done by Julian Smith (www.juliansmitharchitects.ca), one of the country's best known heritage architects.
This is a large well proportioned house perfect for a big family with room for everyone. There is almost 3,000 square feet of living space above ground with an additional 1,200 square feet in the lower level. From the streetscape the house retains its historic curb appeal but once inside the house takes on a different dimension.
A gracious foyer greets those entering the house with the front room currently serving as a grand home office. Once an underutilized sitting room, this 'office' stands out for its size, its beautiful built-in book shelves and its graceful large bay window; truly a work space to inspire. From there we move to the heart of the home; the expansive open concept back part of the main floor that encapsulates kitchen, dining area and living room in one incredible open concept space that ends with spectacular rear wall to wall, floor to ceiling lift and slide doors that were made by Bauhaus Doors and Windows. To accommodate those doors which effectively connect the garden to the house and extend the footprint required major structural work with a number of beams that run the width of the house. Those same structural beams were needed to open that sitting room to the kitchen. It is often the little things that really matter in a renovation, and the architect cleverly designed the ceiling in the main living room so that when you look out at the garden from the office everything is symmetrical and very focused on the centre panel of the lift and slide and ultimately to the back of the garden.
The user friendly kitchen boasts plenty of cabinet space, warm caesarstone countertop, a large country kitchen sink and top of the line appliances. A side pantry offers additional storage. A huge island with stool seating for 5 acts as a hub for activity in the middle of the main floor and adjacent is the dining room area. The grand living room is generous in size, ceiling height, light and warmth. The wood burning fireplace was sourced from France (Focus Fireplaces), giving the space a mid-century feeling that is enhanced by carefully chosen light fixtures over the island (the Utzon pendant lamps) and dining room table. Under the wall mounted flat screen television are floating mahogany shelves custom made by Bauhaus that match the lift and slide doors. Gorgeous natural toned hardwood oak flooring runs throughout.
The recreated stairwell upstairs was cleverly widened making it feel much more generous and ultimately more functional. There is a sky light centred over the staircase that illuminates both the main floor and the second floor landing.
The primary bedroom at the back of the second floor is indeed one of the highlights of the house; a huge room with a wall of windows overlooking the back garden greenery, a wall of custom built in shelving (which includes and hides a full screen television), a beautiful antechamber with large closets and a sumptuous master ensuite bathroom. The ensuite features marble, heated floors, soaker tub and a separate double shower, giving the room a very generous feeling of space.
The second bedroom at the front of the second floor is itself a large room with three big windows overlooking the street. This bedroom also features custom cabinets with a built-in desk work space.
A secondary 3-piece bathroom (also with marble and heated floors) and laundry closet make up the rest of the second floor.
The 3rd and 4th bedrooms are located on the third floor and share a large 3-piece bathroom with skylight.
Downstairs is a perfect self contained suite with its own walk-in closet and bathroom. An additional sitting room/rec room gives the downstairs a self-contained feeling. This lower level is a great option as a guest suite, a recreation room, teenagers abode or separate work space.
The garden is truly an oasis within the city. It is so serene it is hard to believe that the setting is in fact a downtown neighbourhood. The deep lot features a professionally designed garden by Marjorie Harris, one of the country’s most celebrated gardeners.
